How do instant online valuations work?
Our instant online valuation tools use data from various sources such as land registries, Ordnance surveys and Royal Mail. They consider factors like your property’s age, size and style. This information is then combined with data on recent sales and the market value of nearby buildings to estimate the value of your home. It’s a fantastic starting point; however, these tools cannot determine the ‘true’ value of your home.
An in-person valuation
Before attending a valuation appointment at your property, our team conduct market research to look at comparable properties and what they’ve sold for. Coupled with our extensive knowledge and understanding of the local market and current buyer demand, we come to you prepared with all the information you need. On average, valuations typically take around 30-45 minutes, to ensure our valuers get a good idea of your property, as well as taking the time to talk to you about your plans. They are experienced property professionals who have helped thousands of local people price their property correctly and can also offer insight into preparing it for sale.

We’ll look at several key factors, such as the condition of your home, the décor, the improvements made, or any extensions and renovations, as all are important factors.
